The biggest proof opting for prefab is definitely low cost. There is a general rule that prefab construction is cheaper than stick-built homes by an average of 25 percent.
How’s that? Mass-produced materials on an assembly line cut down costs because factories buy supplies in bulk. The cost of labor is also less because you don’t have to send carpenters, plumbers, and electricians to individual construction sites. And a faster build time saves money too.
Bespoke doesn’t come cheap, and with prefabricated homes, the need for constructors spending hours onsite, crafting a house from scratch, is eradicated – meaning bills are significantly reduced. Manufacturing costs are also much smaller, and many estimates suggest that prefabricated houses can be constructed in half the time of traditional homes – which carries enormous environmental benefits.
You can expect to pay a starting cost of anywhere from € 200 to €400 per square meter, and this price can sometimes (but not always) include the home’s interior fixtures. You should pay attention to whether your prefab package includes appliances, windows, flooring, insulation, wiring for electrical, and doors. You will have to choose between the “Rough construction” system and the “ Key in hand” system.
The best part? Fixed price
According to the “turn-key” system, you are buying a prefabricated house that is ready to move in immediately and on which all the work has been completed. Depending on your wishes and in constant communication with you, every detail of the house is taken care of and a fixed price is formed in advance based on that. The price of the house of course depends on the size of the house, the larger the house, the lower the price per square meter. The final price of a prefabricated house will also be determined by the quantity and quality of additional equipment such as a canopy, staircase, lighting and heating system, quality of furniture and interior decor.
Are prefabricated homes worth it?
Are prefab homes a good Investment? Definitely yes, modular homes are often a very good investment! Unlike mobile homes, which tend to depreciate with time, modular homes hold their value or even increase with time. In many cases, the resale value of modular homes will be higher than the initial purchase price.
